Dusit Central Park is located on the prime financial district of Bangkok Thailand which is originally occupied by Dusit Thani Hotel Bangkok. It’s land area is 23-rai (3.7 ha; 9.1-acre), it has become one of the landmarks of Bangkok. It is a joint venture investment by Dusit Thani Public Company & Central Pattana Public Company.
Overlooking the vast expanse of Lumphini Park makes it a prime real estate property, with a project value of 46 billion baht (US$1.3bn).
The project area is approximately 450,000 sqm, comprises of :-
- a new Dusit Thani Bangkok hotel (39 storeys with 259 rooms),
- a super luxury residential tower (69 storeys with 406 units),
- a grade A office tower with area of 90,000 sqm (42 storeys),
- a retail podium featuring a rooftop park with area of 90,000 sqm (8 storeys),
- Shared facility with area of 140,000 sqm (Parking and BOH).
The project started in 2018, Northcroft Thailand LTD was originally engaged as the Quantity Surveyor for the fit out of the office tower, retail podium and shared facility by Central Pattana Public Company. AECOM Thailand was employed for the rest of the works. In August 2013, Northcroft was requested to take over the portion of the scope of AECOM relating to the bare shell of the shared facility and retail podium due to the closing of AECOM’s Quantity Surveying Section in Thailand.
The three-year Covid Pandemic has hard hit the office, retail and hotel business in Thailand. This mega project which is delayed for more than 2 years is planning to be opened by 2026, has experienced the changing of project managers and quantity surveyors due to the lack of competent personnels during and after the pandemic.
